Mamdani called it a "historic victory for New York City tenants." Vote followed resignation of board member Christina Smyth, who slammed board for bias,claiming it ignored rising landlord costs. Smyth, one of two landlord reps appointed by former Mayor Eric Adams, said board's makeup ensured rent freeze.
Chantella Mitchell,board chair,defended members against criticism. She cited data showing many tenants struggle with basic living costs as rents rise. Freeze covers rent-stabilized properties citywide from October 2026 to September 2027,from luxury towers to affordable units.
Freeze supporters argued wages haven't kept up with inflation and past rent hikes didn't lead to needed repairs. But landlord reps worry freeze will worsen issues,making it tougher to handle rising taxes,utilities, maintenance.
